Pat Bello

With diverse business leadership in telecommunications, real estate development, business services and more, Pat has served as managing corporate member for the resort development Belldon’s Coastal Colors; co-founder, president and CEO of Topline Group, a professional services company that pioneered a proprietary methodology for delivering predictable, repeatable revenue; president and CEO of Fusion Telecommunications International, Inc. in New York; consultant to telecommunications companies and systems integrators in the United States and the Caribbean; and co-founder of a telecommunications wholesale business later sold to GE Capital Communications Services, where he served as president and COO for several years following the sale. Pat also launched several systems integration companies.

Josh Kahan

A noted leader and author in the sustainability field, Josh most recently founded JHK Sustainability Solutions, LLC to provide corporate sustainability solutions. He possesses a multi-disciplinary expertise and has implemented energy auditing, management and efficiency services for commercial facilities; land use policy development for state and federal governments; green building design, construction and LEED certification (a JHK LEED Silver-rated project was awarded The Green Building America Award); strategic sustainability program development for businesses and non-profits; cultural and natural resource impact analysis for transportation projects; and greenhouse gas assessment and mitigation policy development. Josh holds a  Master’s in Sustainable and Environmental Policy from the University of Pennsylvania.

Joe Bello

Specializing in high-end construction management, Joe most recently served as vice president of construction for the resort development Belldon’s Coastal Colors, during which he spearheaded building activities for a $70 million luxury home community. Joe also launched and sold several real estate construction companies including Hi-Tech Construction Company, Inc., HTC Associates, and HTC Builders, which executed custom fit-outs of commercial space for numerous leading companies. Previously, he served as a project manager for Daniel J. Keating Company and L.F. Driscoll Company, two of the largest commercial construction companies in the Delaware Valley, managing high-profile projects for clients including the University of Pennsylvania Law School.  Joe holds a Bachelor of Arts degree from Villanova University and an Engineering Construction degree from Spring Garden College.

Bill Kahan

Bill Kahan has a background in accounting and has been developing commercial real estate projects for over 35 years.  Bill has developed, managed and leased in excess of five million square feet of retail and office projects. He has raised equity in excess of $200,000,000 and arranged the financing for the balance of the developments.  Bill brings a wealth of experience and was a pioneer of both passive and active solar power in the 1970s as reported in The New York Times and various other publications.

Al Seiberlich

Learning commercial construction from leading builders, Al Seiberlich founded Freedom Enterprise, Inc. (FEI) in 1988 as a carpentry trade subcontract company. Over the last 20 years, FEI has grown to become a commercial construction general contractor and construction management firm that maintains in-house trade groups performing carpentry, mechanical, electrical and plumbing work for FEI as well as independent general contractors. In the last five years, FEI has successfully completed more than $75 million of construction projects in the Delaware Valley that include new construction (out-of-the-ground office buildings and retail centers), fit-outs (office and retail space), conversions (industrial space to multi-family dwelling units),  and renovations (historical and standard commercial). Beginning in 2008 with its own headquarters, which achieved a LEED Silver Certification, LEED-compliant work with LEED AP project managers is part of the portfolio of services that FEI provides to its clients.
